Barndominium design and plans that a North Alabama builder can actually build

A barndominium plan bought online is a picture. A plan set a builder can price and a county or a lender can accept is a different document: dimensioned, engineered for the structure type, matched to the lot's septic permit and flood determination, and, in Madison County, drawn to what the county's plan review asks for. What does a buildable plan set include?

A site plan showing the house, the septic system and its setbacks, the driveway, the well or water line and the power route on the actual parcel; floor plans with dimensions; elevations; a foundation plan; the structural design for the post-frame or steel system, usually from the building manufacturer or an engineer; the roof and truss layout; electrical, plumbing and HVAC layouts; and the specifications that say what the finishes are. A stock plan gives you the floor plan and the elevations. The rest is what turns it into a build.

When does a county require a permit set?

In Madison County, for plan review under the 2018 International Residential Code with local amendments, per the county's inspection pages. In Jackson and Cherokee counties, which state they require no building permit outside city limits, and in the nine counties that list no building department, the county does not review plans, and the plan set exists for the builder, the lender and the septic permit instead. No county review does not mean no standard. The licensing board applies the 2015 International Residential Code as the minimum where the county has no code, and a plan set drawn to a named code edition is the document that makes the contract's code clause real.

Who engineers a post-frame or steel structure?

The building package manufacturer, for a steel-frame kit or a post-frame package sold as a system, or an engineer for a custom post-frame design. Either way the structural design is stamped by someone, and that stamp is what a lender's inspector and, in Madison County, the plan reviewer look for. Ask who is engineering the structure and for what loads, and make sure the foundation design matches the ground the lot evaluation found.

Why does the bedroom count belong in the design before the septic permit?

Because the county health department sizes the onsite sewage system to the number of bedrooms. A plan that shows two bedrooms and a "bonus room" gets a system permitted for two, and a later decision to call the bonus room a bedroom is a system that is undersized and unpermitted for the house. Decide the bedroom count in the design, tell the soil evaluator, and let the septic permit and the plan agree. The septic guide covers the sizing question.

What design choices keep the plan financeable?

The ones that help an appraiser find comparable sales. A barndominium that reads as a house inside, with conventional bedroom and bath counts and finishes an appraiser can grade, is easier to value than one that is mostly shop with a loft. That is not an argument against the shop; it is an argument for knowing, before you draw it, how the lender's appraiser will see it. The financing guide explains why.

Where does the site plan come from?

From the lot evaluation. The septic permit fixes where the system and its drain field go, and the setbacks from them fix where the house, the well and the driveway can go. The flood determination fixes the buildable area on a parcel with a mapped corner. The power route and the water line follow the utilities' quotes. Drawing the site plan before those exist is drawing it twice. The lot evaluation page is the order of operations.

Stock plan or custom?

A stock barndominium plan is a reasonable starting point if it fits the lot and the septic sizing, and it saves design cost. It still needs the structural design for the system you are building on, the site plan, the mechanical layouts and, in Madison County, whatever the plan reviewer asks for.
